Features

Privacy: property is gated and surrounded by grazing land.
1.5 mile from a main road in a private development.  Rare combination of complete privacy with easy accessibility to a main highway (198).  Entire property fenced and crossed fence with four large paddocks in front of house and three smaller behind (See next post HORSE HEAVEN for more details)

Mehrten Valley is a wonderful area and tightly knit neighborhood.  Many people own horses and participate in a wide variety of disciplines.  It is possible to ride safely throughout the community.
Brown and Levinson development is 50 lots.  Most people are friends and at least acquainted.  There is a an email/phone directory of residents.  Safe, friendly, crime free area where many people do not feel the need to lock their doors and help and support each other.

 Visalia is 15-20 minutes away, the entrance to the National Parks is 40 minutes through the charming town of Three Rivers.  Exeter is less than a 12 minute drive and is the home of 28 murals depicting the history of the town and area.  Monet's for fine French Cuisine, The Wildflower Cafe, Hometown Emporium and Exeter Merchantile are just a few of the towns unique venues.


The House is a ranch style single level 1920 sq. ft. home with four rooms, 2 baths, kitchen and dining area and living room with bricked fireplace insert.  Large  casement windows offer a view of the pool and surrounding hillside.  Master bedroom opens on to a deck facing the pool.  Bathroom has Jacuzzi with surrounding pop out windows.  Luxuriate in the bubbles under a full moon or meteor shower (in August) or during the day watch humming birds and lizards in complete privacy shaded by a pomegranate and a poplar tree.

The  Master and rear bed room are tiled.  The East facing room has a huge walk in closet with built in shelves, morning sunlight, a view of garden areas and surrounding hillside.

The hallways, kitchen, dining area, and living room are also tiled.  Wood beams in kitchen and dining area vaulted ceiling with wood beams in living room.

The Pool - 8 ft deep kidney shaped tiled pool with diving board.  Expansive view from but not into pool area.  Very private.

Water - The 35gpm well provides excellent drinking water and enough to irrigate.  There is an inactive well with 12gpm capacity if reactivated.

Trees  60 eucalyptus trees, 5 fig trees, 5 almond trees, 1 pomegranate, 1 lemon tree, 4 orange trees, 1 tangerine, 1 Chinese Date (Jube Jube), 2 peach trees 9 poplars,  6 palms and  6 cypress 4 pepper trees and a willow

Extras - a huge chicken coop with chick nursery enclosed and egg window, with both sun and shade. Could also be used for exotic birds or converted into a cabana, close to a fenced hilly acre for the goats which includes milking parlor with 3 milking stands and a birthing shelter.

Garden areas - Four raised beds, two window boxes, five grocery garden spaces.  Currently growing
Mint, lavenendar, roses, rosemary, hollyhock.  Native plants harvested include wild mustard, purslane, lambsquarter, malva.  We also harvest the prickly pears from the cactus to make juice and wine.

Permaculture there are two 350 gallon water collection tanks and several smaller rain barrels.  The large tank by the house collects rainwater from continuous gutter on the house.  The other tank collects both rain and grey water from the shower and utility sink in the barn.  The grey water is used for summer watering.  There is a composting toilet and outhouse at the barn and a humanure composting bin.

New owner will be left with a two year supply of fire wood and kindling.  The fireplace heats the whole house and is only heat source needed in winter.

Soundscape frogs, crickets, melodic night birds whose music is heard early evening and at dawn.  Croak of ravens and cawing of crows occasional braying of a donkey and neighing of a horse.

Views  Back of the house is open grazing land.  Front view is over the valley into the Sierra Foothills with glimpses of peaks in Kings Canyon National Park.

History and Art
We have hosted over 350 young people from countries around the world.  I have taught them equestrian skills, and goat dairy management and farming a sustainable practices. In exchange for this and room and board they have helped maintain and improve the property.  Some have been artists who have created murals, wall and window paintings and other creations such as tables, night stands, and woven sculptures.

If new owners wish it, sellers are happy to act as consultants as long as necessary to pass on the history and practical details of the property and introduce you to the area and neighbors.
