Horse Heaven

In the desirable Mehrten Valley area, Harmony Hill is 3.44 acres backed on to privately owned grazing land,  protected  from development by the Williamson Act.

Equestrian Features:  Entire property fenced and cross fenced.  Two huge paddocks with large shelters and two smaller multi use paddocks with, shelters, frame a full court Dressage arena.  (additional smaller paddocks behind house currently used for goats, could house mini's or be used as dog runs)

Barn has a 12 x 12 stall, wash station with hot and cold water, 12 x 12 tack room, workshop room and two living spaces, a bathroom with utility sink, shower.   Inside and outside composting toilets.

Round pen close to barn and tack room.

20 ft Hay Barn capable of receiving  full stack of hay.

Music can be piped to the barn and arena and all over the property.

Arena was built by contractor Larry Britten with the assistance of an Arena Consultant.  It has a base and sub base and drainage carved into the ascending hill and along the sides.  To my knowledge, it is the only uncovered arena in the area that can be ridden year round because the base was built with a tilt for proper drainage.  Even in the heaviest of rain there is never more than a puddle in the corner.  The arena has never been unrideable.  There are two mirrors and an excellent sprinkler system for the summer months installed by local contractor Mike Bettencourt in 2012.  Electrical wiring has been done so night lighting can be easily installed if desired.

When not in their paddocks our horses can roam the property and graze the front lawn and other grassy areas.
